I’m in property and on the whole this year has seen more sales than last however I’d still describe it as being stagnant at the top end on the whole. Yes some are selling but many are at a Mexican standoff where sellers think it’s 2020 and buyers think it’s 2017 !
Lots of overpriced property on the market and it’s been on for 18 months or more .
I think the kitchen diner and privacy at the back is a bonus but what they have done to the garden is awful and some /most of the decor . I can’t stand the black lounge, that’s very marmite and not ideal for selling maybe she will paint that again next . People generally don’t like to go and view bungalows , most bungalows have 1-2 beds they are aimed at an older generation who are downsizing . Whoever sold that to them did very well imo .
I work in property insurance so a slightly related field but not quite, and based on the little experience I have I agree. I don't know the actual footprint and size of the land at the bunga but 1.3m even for when they bought 6-ish years ago is excessive for what they got. And at least the property was all neutral and cohesive at the time, the changes they have brought to it have mostly not added any value and instead made it less desirable. I'd be surprised if they got 1.3m for it now, forget about making a profit. To somehow lose money in property nowadays in the UK seems like a preposterous idea.
The loon turned a 5 bed bungalow into a 3 bed one. Lydiot lost a dining room and it became an office for Lips (just so she could keep an eye on him). She decorated the lounge black and put up white curtains making the room seem smaller. The bannisters would look better painted in drop cloth. The utility room needs to be bigger. There should be a door on the kitchen and in the main bedroom to the en-suite. The basement games room could have been made into a sumptuous cinema room. The back garden is a complete mess. As it is I cannot see her making a profit when she does sell the bungalow.If they had added rooms it would have added value. 2 offices and 2 dressing rooms is silly.

So I don’t know the market in the area enough to be accurate, which is always tricky when the property is more “individual” . There isn’t a lot for sale close by but I attach the two examples which would sit either side of her listing if she listed. One I think is less bedrooms at 4 bed 900k hers would be listed higher than that although the 900k is probably listed too high anyway and may have to accept less in current conditions, the other is a bungalow (they like their bungalows in this area especially big ones) , it has 7 acres, stables and potential to develop and at 1.5 m which is probably too much ££ it would sit above Lydia’s. I think looking at this she’s more 1.1/ 1.2 max in the current market and I might be very incorrect here but that’s about where I’d place it . I think she will sell for less than she paid . (She paid 1.3 right?)

She actually paid 1.35m on it if you can believe it. As a comparison, her previous house sold for about 230K which was about a 70K increase since she bought it. That is what a massive of a jump this property was and so not worth the price tag.

With that bungalow no covered parking is the least of a buyers problems.No covered parking for cars would be a big turn off for most buyers especially those with expensive vehicles. Also, remember to deduct the agent's selling fee from their sale price. No way will they make a profit on that house.
