If you used the flooring instead of a shower tray you would need to make it a wet room which costs money!

Oak Room/Wisteria Room/Guest Wing????? Doesn't she realise everyone knows she lives in a modern bungalow not a Cotswold Mansion???

Actually you don’t need to make a wet room. I always use the same flooring into the showers. It’s more cohesive. You just have to design it to be this way with a glass door and select a beautiful drain or hidden drain.

And they're horrid so any new buyer would have to undo most of the shite she has done over the years. There is no way they'll get 1.3m on this, despite the astronomical prices of housing in the UK and the fact it has only ever been on the incline, this is one of the cases where I don't think they'll break even. If anyone here is an estate agent or has experience please let me know if I am wrong, maybe the location alone and size of the plot might drive that price but I definitely think they overpaid for the bunga.

Lady Lydia fancies herself the owner of an estate, always speaking of outbuildings, and land, and boundary walls and "sympathetic renovations". It is a truth universally acknowledged, that a simple twit in possession of good fortune, must be in want of a stately home.

I’m in property and on the whole this year has seen more sales than last however I’d still describe it as being stagnant at the top end on the whole. Yes some are selling but many are at a Mexican standoff where sellers think it’s 2020 and buyers think it’s 2017 !

Lots of overpriced property on the market and it’s been on for 18 months or more .

I think the kitchen diner and privacy at the back is a bonus but what they have done to the garden is awful and some /most of the decor . I can’t stand the black lounge, that’s very marmite and not ideal for selling maybe she will paint that again next 😂. People generally don’t like to go and view bungalows , most bungalows have 1-2 beds they are aimed at an older generation who are downsizing . Whoever sold that to them did very well imo .

Glad to hear it’s sunnier there for you , it’s showing as 14 c so she’s going to need something on with the frock .

So I don’t know the market in the area enough to be accurate, which is always tricky when the property is more “individual” . There isn’t a lot for sale close by but I attach the two examples which would sit either side of her listing if she listed. One I think is less bedrooms at 4 bed 900k hers would be listed higher than that although the 900k is probably listed too high anyway and may have to accept less in current conditions, the other is a bungalow (they like their bungalows in this area 😂 especially big ones) , it has 7 acres, stables and potential to develop and at 1.5 m which is probably too much ££ it would sit above Lydia’s. I think looking at this she’s more 1.1/ 1.2 max in the current market and I might be very incorrect here but that’s about where I’d place it . I think she will sell for less than she paid . (She paid 1.3 right?)

Whoever moves into Lydia’s is going to have to do something with the base of the greenhouse . I’d assume she will take the 35k greenhouse with her and get a new dwarf wall built in Cotswolds stone no less ..

Anyone know the cost to uninstall and move the greenhouse? I’d imagine the dwarf wall will be a few thousand not a massive bill…..

I find it odd why Lydia has not opted to add in shelves in her greenhouse . She has to use the table all the time .
