Surely before looking step one is go talk to a financial adviser? Find out what you need to save deposit wise and how much you will be able to borrow. Seems a bit weird to start looking before that part has been done (or maybe its me that is weird).

I don't know of she checks her comments often or just leaves Janes up for badness
she 100% won't be getting a mortgage anytime soon. In the current climate you need 20% deposit..plus fees. The criteria has probably tightened up too even more.
