Hasn't Jack said before about how great her landylady is? She's now saying that despite living directly across the road she's never uttered a word to her.

She's a great lady who seems to be very supportive of JM despite the never ending bouncing rent but she's also trying to ruin JM and SB's lives by trapping them in a never ending fixed monthly rolling rental contract. Monroedinger's landlady. Dilly of a pickle to be in.
 
The problem with eucalyptus is the roots spiral down very narrowly, especially if they weren't planted when very small. This makes them unstable and prone to sudden collapse which the landlady NOT YOU JACK would be liable for. It doesn't matter that it's always survived storms. The nature of tall eucalyptus is that one day they won't- more so than other tall tree varieties.
