Funny she doesn't seem to have an answer as to why she is spending thousands on holidays then moaning she's no money for a reno. Thought she was going to answer the questions not just be a smart arse about them!

So the reno was going cost over a million for the whole house, so now they're only doing kitchen diner🤣🤣🤣🤣🤣
 
Couldn’t be more obvious that she’s using the AMA to respond to questions/criticism on here, they’re all written in the same voice - even the weight trolling ones she’s peppered in to gain some sympathy 😌

I only came to know of her fairly recently and through another instagrammer, but she seems so pompous and dislikeable so I was wondering how she got the following she does?! Has it become a lot worse since she bought her second £1m house whilst pleading poverty?

When you read here; can you let us know if you are devastated that you might have to sell it or devastated at the valuation...am assuming all the work you have spent has reduced the value? Thanks.

Is she devasted that she has to sell it, or devasted that the current valuation won't cover what they've spent on it? I imagine she's exactly the type to argue with the EA valuation and suggest adding another several hundred£ks to the asking price because she thinks it so special and that people will be falling over themselves to snap it up. I can't imagine anyone who's in the market to spend over £1m on a holiday pad would not consider secure off-road parking as a non-negotiable.

They've also made it kind of unviable as a reversion back to a family home too with how it's been designed and the slide. I think they're going to struggle to shift it for the money she wants.

It's going to be a nightmare to sell that becasue anyone who wants to buy it to rent out won't want easily damaged and highly stylised decor like that/won't want the slide because it's an accident waiting to happen and will be much more concerned about practicalities like the lack of seating. The lack of off road parking and location are also an issue. It can't really be sold as a going concern as it's not been a successful holida let

Much better options if it's being bought for private use so can't see that happening unless it's someone looking to secure a bargain.

I don't understand the whole issue with the renovations. I say that as someone who has done two massive renovations on similar type houses. I've said before that is don't understand why there wasn't much more due diligence done with the builder and architect/structural engineer before they even made an offer. Then, once they knew it was all too expensive, what have they been doing for the last two years whilst costs have continued to increase? It's really hard to get a good builder - we have used the same one for both of our houses. Why wasn't one tee-ed up prior to even putting an offer in? Have they refused to do anything for the last two years because they've sat there hoping for free kitchens and swimming pools etc?! Have they spent two years arguing with the council about moving a tree to put in a swimming pool that they can't afford?! And the "oh let me give you this insightful and deeply perceptive advice: please look into the costs of doing a renovation before you move". Um. Most of us do 🙄. Like we do before we make any major capital investment. It's called being a responsible adult

She must be so uncomfortable knowing her internet persona has got them into such a difficult financial position. The conversations at home must strained.

I too can’t understand why they didn’t have a good understanding of what the work would be likely to cost them.

Again, Katie’s greed to have it all on such an ostentatious scale is playing out here. They could have had far less ambitious plans given the size of the house and therefore be in a warm, clean, comfortable house by now.

Instead they face another winter in the cold, with a dangerous oven and no real creature comforts. All for a swimming pool..in a house in Leeds.

Smurf house is so unique, it’ll be hard to sell and it’s clearly not doing well as a holiday destination. Even looking at the kitchen and lack of comfortable furniture shows how dim she is for a holiday home.

Renovating your home and renovating an investment property are two completely different things. It is property 101, you only need to watch one of the 100s of property shows on tv to know that. Katie however, renovated an investment property like her own home, in one of the most expensive parts of the country and it was always going to end in disaster!!!
 
She renovated the Smurf house to appeal to instagrammers to who want content rather than normal holiday makers. However, instagrammers who make a living from it, want it for free or heavily discounted (remind you of anyone) and those that don’t certainly aren’t paying £6k a week for a holiday in Devon, as nice as it is around there. As holiday lets go, this is a total disaster of a project.

if you wanted a holiday home and had a million quid to spare, I’d imagine your number one priority would be a sea view, or any view! Not a poky garden with a monstrosity of a giant slide in it however ‘fun’ and instagrammable she might think it is. You’d also want decent parking and a larger more comfortable seating area.

if you were looking to buy a residential property, and had a million quid in Devon again I’d expect a view. The slide would have to be removed, plus the downstairs is not set up for a family home, barely any living/sitting area and who wants a pink concrete bench and lairy tiles in their living room? So much would have to be ripped out/re done so why pay a premium price for that?!

As everyone has so rightly said previously she decorated for herself and to show off on Instagram, not for her actual target paying market
 
Bought that house as a vanity project, same as the stately pile they currently live at. It's all for show and they thought the blue place would be filled thanks to her internet stardom and influencers booking it and sharing the pics online. They soon realised that at six grand for a week with only one parking space and no easy walk to the sea it was not the place to book when Salcombe has better value for money elsewhere.

The Leeds house was always going to cost a fortune to renovate, that's why they got it for the price they did. They thought her followers would allow her to get stuff gifted but times have changed and companies realise they don't get the return on the investment. Matalan and John Lewis might but the brickies and local plasterers won't.

They're fucked. Two houses they can't sell without making a loss and she's not earning anywhere near what she was four years ago. Troubling times for the Woods are on the horizon
