Renos like that are absolute money pits (speaking from experience) and the cost estimate at the beginning of the project you can at least double. Replumbing, rewiring, plastering, damp, asbestos, pests etc are all huge costs. Where is she going to get the cash from?

I’m all for an investment property but isn’t it counter intuitive when you don’t own your current residence?
