Thought I’d update here and share a bit of HOPE since I last posted. ♥

There was a derelict period house we loved and were gonna bid on at auction but during our survey it turned out to have a lot of sneaky woodworm. The house obviously needed a lot of work and love and we were ready for that but extensive woodworm would mean risk losing all the original wood details that make the place what it was. It was in real danger of becoming a shell of a building and money pit. We couldn’t know how treatable the woodworm would be before buying so decided not to risk it. I guess that’s the biggest risk of an aunction. That was a few months ago.

I was really disappointed, not many houses we like in that part of Ireland come up on the market often, it was probably only the second in a year of looking I was truly interested in from the listings. I’m an artist, love architecture and design so have to see potential to be even remotely interested.

Then this week we spot house number 2 on the market. Same period type house, same street but beautifully restored many years and and turn key. Price is in our budget, the downstairs needs a little reconfiguration but overall it’s a dream! The only small negative is it’s a little smaller but I’m not sure that’ll bother us long term. So we’ve a viewing booked asap.

I’m trying really hard not to get all my hopes up again of course! I just thought I’d share a positive story here because you never know what else will come on the market.

If you were looking to sell in the next 2-3 years would you bother putting in a new kitchen? The current kitchen was put in about 20 years ago and is falling apart it really lets the house down. The layout is bad and there’s hardly any units. If we spent sat 8k on the kitchen do you think it would increase the value of the house by nearly as much?

Get a valuation and ask the agent. If you are selling and do replace the Kitchen beforehand go as neutral as possible. I know Grey is everywhere but it does go with most colours so it would give a new owner the chance to add a different coloured splashback to personalise it a bit.
ETA, getting a new kitchen fitted is an utter ballache though so if you have young kids it might be worth leaving as is and letting new owners sort it.

Beige or white may be better, grey is quite dated now

we do have young kids so it could be a nightmare 😩

No, any buyer is likely to rip it out anyway. Just price accordingly.
 
Could well have been. Or squatters were in there perhaps. Someone has got their work cut out with it. Like you said...it's crazy how a house can get in that state
It does say it’s a forced sale? Maybe the council forced it as whatever was happening in there wasn’t great. Anyway it gives me bad vibes although I love the Norfolk area :)
 
4 bed Victorian EOT came on the market my way around Jan £650k, price drop to £625k sold obviously all fallen through so back on the market at £615k I think c£575k is where it will end up.
 
I’ve properly started looking at flats now and put in an offer, to have it immediately rejected for being lower than a cash buyer’s. I guess it’s all part of the process but it’s so new to me and overwhelming!

Does anyone have any hints for the offer stage? I went in with what I thought was a reasonable offer but was told it wasn’t 😂

In the current market it is pointless offering anything less than full asking price. If you don't offer full, someone else will.
